Abacoa, Jupiter — Master-Planned Community Guide

Where I live — walkable Downtown Abacoa, Roger Dean Stadium, and housing that differs by village layout and product type — not by who lives where

Discover Abacoa

Abacoa is a roughly 2,055-acre master-planned Traditional Neighborhood Development inside the Town of Jupiter. I live here. That matters for the questions buyers actually ask: what Downtown Abacoa feels like on a quiet weeknight versus a Roger Dean event night, how parking works when the stadium is busy, and how villages differ by architecture, lot pattern, and walkability to the town center — not by demographics.

Downtown Abacoa includes approximately 91,000 square feet of dining, retail, and entertainment. Restaurants, bars, and breweries line the town-center streets. Current specials: Happy Hour — Abacoa.

Abacoa is within Jupiter. For beaches, lighthouse, Harbourside Place, and townwide housing types, see the Jupiter city guide — this page stays on the master plan.

Lifestyle & Community

Dining & Nightlife

Downtown Abacoa's town center is the walkable dining and nightlife district for surrounding residential villages. Evening foot traffic is part of the design; weeknights and stadium event nights are not the same experience.

Roger Dean Chevrolet Stadium

Spring training home for the Miami Marlins and St. Louis Cardinals at 4751 Main Street, on approximately 110 acres. The stadium is an amenity and a logistics fact: spring training and other events increase activity, traffic, and parking demand around the town center. Plan showings and daily routines accordingly — ask me what a typical event day looks like from inside Abacoa.

Walkability & Parks

Abacoa was designed with sidewalks, trails, parks, and a mixed-use town center. Residential villages connect to Downtown Abacoa and community green space at different distances — that walkability difference is a product decision, not a status ranking.

Community Structure (POA)

Abacoa operates under a Property Owners Association. Review association documents and fee schedules as part of due diligence. As a resident, I can walk you through what the packet usually means in practice — without substituting for your own document review.

Housing by Product Type

Townhomes

Attached townhomes across Abacoa villages — typically smaller yards and shared amenities. Layout, size, and architectural style vary by village.

Single-Family Homes

Detached single-family homes across villages. Lot sizes and styles vary — from more compact patterns to larger homesites. Compare the village plat and HOA docs, not a generic "Abacoa" label.

Town-Center Living

Residential product in or adjacent to Downtown Abacoa's retail/dining corridor. Walkable access to restaurants and shops is the point of this product type. Exact condo or building names belong on docs for the unit you're considering.

Villages & Neighborhood Names (product / geography labels only)

Abacoa's POA describes on the order of 20 residential neighborhoods, including Canterbury, New Haven, Mallory Creek, Tuscany, Valencia, Martinique, Windsor Park, Cambridge, Charleston Court, and San Palermo, among others. Architecture, location relative to Downtown Abacoa, and association structures differ.

Market Overview

Abacoa is one master plan with multiple housing products. The useful comparison is village layout, distance to Downtown Abacoa, association structure, and how Roger Dean event days affect your routine — not a generic price slogan.

Nearby Communities
