Intracoastal Waterway estate with yacht dock

North Palm Beach — Waterfront Village Buyer's Guide

Canal and Intracoastal housing, bridges and dock questions, and a municipal country club — without promising deep water from the village name alone

Discover North Palm Beach

North Palm Beach is an incorporated village on the Lake Worth Lagoon / Intracoastal Waterway, north of West Palm Beach. About 13,000 year-round residents (13,162 in the 2020 Census). Incorporated August 13, 1956. Council-manager government.

US-1 is the civic and office corridor; Lighthouse Drive and Northlake Boulevard are primary east-west routes. Anchorage Park (boat docks, courts, dog park) and the Village-owned North Palm Beach Country Club (Jack Nicklaus Signature golf, pool, tennis) are the recreation anchors most buyers ask about.

History, shortened: mid-century canal dredging shaped today's canal-and-cul-de-sac pattern. Useful as context — not the lead story. The buyer story is product type + water logistics + municipal club.

Buyer's Guide: Housing Options

Canal Homes

Single-family homes along the village canal system, many with docks. "Canal" does not automatically mean the draft, clearance, or route your boat needs. Verify survey, seawall/dock condition, and bridge constraints for the specific parcel.

Intracoastal Condominiums

Mid-rise and high-rise condominiums along the Intracoastal. The Water Club (1, 2, and 3 Water Club Way on US-1) is a Kolter development within North Palm Beach commonly cited by buyers — confirm building rules, insurance, and reserves on the docs for any unit.

Intracoastal Single-Family Estates

Direct Intracoastal single-family properties exist and are a distinct product from canal homes. Dockage, draft, bridge clearance, and permits are parcel-specific — not guaranteed by the property description alone. Match the boat you own (or plan to own) to the parcel — survey, village rules, and professional depth/clearance verification — before you write an offer around a dock photo.

Lifestyle & Amenities

Waterfront living (process, not hype)

Waterfront living here means choosing among canal, Intracoastal condo, and Intracoastal single-family product — then running flood/insurance and dock diligence early.

Recreation

Anchorage Park and the municipal country club. For published FY membership fees (as-of dated on the clubs page), see Country Clubs — North Palm Beach Country Club (municipal fee table).

Dining

US-1 and waterfront corridors include local restaurants (e.g., Frigate's Waterfront Bar & Grill, Matteo's, North Palm Beach Public House).

Civic notes

Incorporated village; municipal parks; Village-owned country club on US-1.
