Where Should You Live?
One of the first things I tell relocating buyers is that these communities are close geographically, but they can feel very different.
Jupiter
Jupiter offers beaches, boating, waterfront homes, golf, restaurants, parks, established neighborhoods, condos, and communities such as Abacoa. Buyers can also find larger properties and more space in areas such as Jupiter Farms.
If you want a coastal lifestyle with plenty to do year-round, Jupiter is a great place to explore.
Palm Beach Gardens
Palm Beach Gardens is known for golf and country club communities, luxury homes, gated neighborhoods, newer construction, shopping, dining, and convenient access to I-95 and Florida's Turnpike.
You'll find everything from established neighborhoods to newer master-planned communities and some of the area's best-known private clubs.
Juno Beach
If living close to the ocean is a priority, Juno Beach offers a smaller coastal setting with oceanfront and Intracoastal condos, townhomes, single-family homes, beaches, walking and biking.
It's a great area to consider for a primary residence, second home, or seasonal property.
North Palm Beach
North Palm Beach is especially appealing to buyers interested in boating and waterfront living.
The area offers canal-front homes, Intracoastal properties, waterfront condos, established neighborhoods, golf, and both HOA and no-HOA options.
Tequesta
Tequesta offers an established residential setting along the Loxahatchee River with waterfront homes, boating, golf, condos, and neighborhoods with and without HOAs.
It's important to understand that some properties with a Tequesta mailing address may actually be outside Tequesta's municipal boundaries, something I help buyers verify when comparing homes.
Singer Island
Singer Island is known for oceanfront condominium living, with everything from established beachfront buildings to newer luxury residences.
If you're looking for direct beach access, ocean or Intracoastal views, and the convenience of condo living, Singer Island is worth exploring.
What Should You Know Before Buying in Florida?
Buying a home in Florida may be different from buying where you currently live. These are some of the things I encourage relocating buyers to consider early.
Property Taxes & Insurance
Don't assume the current owner's property tax bill will be the same as yours after you purchase the home. Florida exemptions and other factors can affect what the current owner pays, so it's important to estimate taxes based on your purchase.
Insurance is another consideration I like to address early. Depending on the property, that may include homeowners, windstorm and flood insurance.
The age of the home, roof, construction, location, and flood zone can all matter.
HOAs — Look at What's Included
When comparing communities, don't focus only on the HOA fee.
A community with a higher HOA fee may include expenses you would otherwise pay separately. Depending on the neighborhood, fees may cover things such as landscaping, lawn care, cable, internet, security, gated access, common-area maintenance, community pools, recreational facilities, and other services.
Another community may have a lower fee but include very little.
I like to look at the total cost of ownership and what you're actually receiving for the fee so you can make a true apples-to-apples comparison.
If you prefer not to live within an HOA at all, there are also established neighborhoods throughout the area with no traditional homeowners association.
Condos
If you're considering a condo, the individual unit is only part of the purchase.
We'll also want to understand the association fees, reserves, insurance, assessments, building improvements, rental restrictions, pet policies, parking, and applicable inspection requirements.
This is particularly important when comparing oceanfront and waterfront condos.
Country Club Communities
Palm Beach Gardens and Jupiter offer many golf and country club communities, but membership requirements vary.
Some communities have mandatory membership, while others do not. Initiation fees, annual dues, membership categories, and availability can also differ significantly.

Waterfront Homes & Boating
If you're moving to Florida with a boat, let me know early.
A beautiful waterfront home doesn't automatically mean the property will work for your boat. Depending on the location, we'll want to consider dockage, water depth, bridge clearance, seawall condition, permits, tides, and access to the Intracoastal or ocean.
Getting Around Palm Beach County
Palm Beach International Airport (PBI) is the closest major airport for most of the communities I serve. Fort Lauderdale-Hollywood International Airport and Miami International Airport provide additional options.
For driving, I-95 and Florida's Turnpike are the primary north-south routes. If you'll be commuting or traveling frequently, where you live in relation to these roads can make a difference.
Schools
If schools are an important part of your move, I recommend researching the options associated with the specific property you're considering.
Palm Beach County offers public, private, charter, and specialty school options. Because school boundaries and assignments can change, buyers should always verify current information with the appropriate school or school district.
What Does It Really Cost to Live Here?
Purchase price is only part of the equation.
When comparing homes, I help buyers consider the bigger picture:
Property Taxes • Homeowners Insurance • Flood Insurance When Applicable • HOA or Condo Fees • Country Club Membership • CDD or Other Assessments When Applicable • Landscaping • Pool Maintenance • Utilities
Sometimes the home with the lower purchase price isn't actually the less expensive home to own.
Understanding these costs before you buy makes it much easier to compare properties and communities.
