Singer Island

North Palm Beach

Properties such as The Ritz-Carlton Residences, Palm Beach Gardens and Azure offer a very different alternative to living directly on the ocean — luxury residences, water and marina settings, modern amenities, and convenient access to Palm Beach Gardens dining, shopping, golf, and the coast.

For buyers who want luxury waterfront condo living without necessarily being directly on the beach, these properties can be worth comparing.

Oceanfront or Intracoastal?

One of the first decisions I help buyers make is what they really mean when they say they want to "live on the water."

Oceanfront

If your priority is the beach, ocean views, sunrises, and having the Atlantic right outside your building, an oceanfront condo may be the obvious choice.

But there are other things to consider, including exposure to wind and salt, building maintenance, insurance, association costs, and the orientation of the individual residence.

Intracoastal & Waterfront

Intracoastal and other waterfront condos can offer boat and marina views, beautiful sunsets, calmer water, and in some communities access to docks or marina facilities.

For buyers who love boating or simply prefer the activity of the Intracoastal, this can be just as appealing as being directly on the ocean.

Neither is better.

The right choice depends on the lifestyle you want when you're actually living there.

The Building Matters as Much as the Condo

Two condos with similar prices and beautiful views can be very different purchases.

Before buying, I help my clients look beyond the individual unit and understand the building and association.

Important questions can include:

  • What are the monthly or quarterly condo fees, and what do they include?
  • How well funded are the reserves?
  • Are there current or upcoming special assessments?
  • What major building improvements have recently been completed or are planned?
  • How is the building insured?
  • Are milestone inspections or structural reserve requirements applicable?
  • What are the rental restrictions?
  • What are the pet policies?
  • What parking and storage come with the unit?
  • Are there restrictions on renovations?
  • What amenities are included?
  • What does the association approval process involve?

These details can have a significant impact on both your enjoyment of the property and the true cost of ownership.

Second Homes & Seasonal Living

Many coastal condo buyers are looking for a second home or seasonal residence rather than a primary home.

If that's your plan, we'll look at practical considerations such as security, building management, maintenance, hurricane preparation, rental rules, guest policies, pets, parking, storage, and how easy the property will be to manage when you're away.

If you hope to rent the condo when you're not using it, we should review the building's rental restrictions before you fall in love with the unit.

Rules can vary significantly from one condominium to another.

Buying an Older vs. Newer Condo

Age alone doesn't determine whether a condominium is a good purchase.

An established building may have completed significant improvements and have strong reserves, while another property may be facing upcoming work or assessments. A newer luxury building may offer the latest amenities but come with higher association fees and a different ownership experience.

The goal is to understand what you're buying into — not just what you're buying.
