What's Usually Deducted from Your Sale Price
Real Estate Commissions
Listing commission and buyer-broker compensation (if offered) are negotiated between seller and broker. Post-NAR settlement practice, buyer-broker compensation is no longer automatically shared via MLS; many sellers still choose to offer it to attract buyer-side agents.
Florida Documentary Stamp Tax on Deed
Florida charges $0.70 per $100 of the sale price (or $7.00 per $1,000). Customarily paid by the seller. This is a state tax, not negotiable. On a $500,000 sale, that's $3,500.
Owner's Title Insurance Policy
Protects the buyer. In most of Palm Beach County, the seller pays for the owner's title policy. Rates are regulated but vary slightly by title company and property value. Guideline: approximately $5.75 per $1,000 of sale price.
Title, Closing & Settlement Fees
Title search, title exam, closing/settlement fee. Typically $600–$800+. Some fees are split; others are seller-paid or buyer-paid depending on contract and local custom.
HOA Estoppel & Transfer Fees
If your property is in a homeowners association or condo association, the HOA charges for estoppel letters (certifying dues are current) and sometimes a capital contribution or transfer fee. Varies widely; can be $0 to several hundred or more.
Existing Mortgage / Lien Payoff
If you have a mortgage, HELOC, or other liens, those are paid from your proceeds at closing. Your lender provides a payoff statement showing principal, interest through closing, and any prepayment penalty (rare on conventional mortgages).
Credits or Concessions to Buyer
If you negotiate a credit for buyer's closing costs, repairs, or rate buy-down, that amount comes from your proceeds. Common in buyer's markets or when inspection items arise.
Prorations (Taxes, HOA Dues, etc.)
Property taxes, HOA dues, and other recurring charges are prorated to the closing date. Depending on payment timing, you may owe a credit or receive one. This calculator does not model prorations; confirm with your title company.

Florida charges a documentary stamp tax on the deed at $0.70 per $100 of the sale price (effectively 0.7% or $7 per $1,000). This tax is customarily paid by the seller in most Florida counties, including Palm Beach County. It's a state tax, non-negotiable. Example: on a $600,000 sale, the deed doc stamps are $4,200. This is one of the largest fixed seller costs after commissions.
Is this estimate the same as my final closing statement?
No. This is a planning estimate. Your actual net proceeds are documented on the Closing Disclosure (CD), which is prepared by the title company and provided to you at least three business days before closing (federal TRID rule). The CD itemizes every cost, credit, proration, and payment. Use this calculator for early planning; rely on the CD for final numbers.
How is this different from a home valuation / CMA?
A home valuation (Comparative Market Analysis or CMA) estimates what your home is worth — what it might sell for in today's market. A seller net sheet starts with a sale price you provide (or from a CMA) and estimates what you'll net after costs. Valuation tells you the price; net sheet tells you the proceeds.
